The Pollards Hill housing estate is in south London, at the eastern extremity of the borough of Merton, and bordering on the borough of Croydon. There are some local shops and community facilities; the area is served by a number of local buses. The estate generally comprises high density low rise housing completed in the early 1970s. There are both 3 storey houses and apartments, arranged in blocks (in Greek key form) which ‘zig zag’ across the site, partly enclosing open spaces. There are areas of parking and servicing typically on one side of these blocks, and grassed courtyards on the other. The estate was originally a council estate but many of the units were sold off to private owners. There are current opportunities for the regeneration of the estate, including refurbishing of buildings, making better use of the green spaces, of linking up (or stopping off) different access ways, and providing new housing and other new features/facilities. This replanning makes the site of interest as an Incubators case study.
